06.12.2007 | Promenade Corporate Center sells for $88 Million
Phoenix-based The Pederson Group has sold The Promenade Corporate Center in North Scottsdale for $88 million. The buyer is Levine Investments LP, a Phoenix company that purchased the retail portion of the Promenade from The Pederson Group in 2005. The transaction included both phases of the office development totaling ±250,000 SF. The OfficeStreet team negotiated the sale transaction for the seller and has been retained as the leasing agents for the project. Phase I is 99% leased and Phase II has ±64,000 SF available.
06.08.2007 | Douglas Allred Company recently purchased ±23 acres at Park Place
The Douglas Allred Company, of San Diego, CA, recently acquired an additional ±23 acres at Park Place in Chandler, Arizona. In April, The Allred Co. purchased ±38 acres with the plans to develop Class "A" office and flex office product within the business park. Park Place, located at the SEC of Price Rd and Loop 202, is a ±96 acre business park that will consist of Class "A" office, flex office, hotel and retail developments. The project is being developed by Cyburt Hall Partners.
06.05.2007 | Phase II of McDowell Mountain Business Park trades to ICP
International Capital Partners recently closed on the second phase of the McDowell Mountain Business Park in Scottsdale, AZ. ICP structured the deal to purchase both phases within the office business park in March 2007. However, due to the fact that Phase II was under construction, ICP was not allowed to close until a certificate of occupancy was delivered. Each phase consists of ±128,000 SF of Class "A" office space. The Kitchell Company was the seller in the transaction.
06.05.2007 | Lees-Mayfield announce Chandler Echelon as the Southeast Valley's newest mixed-use development
A $200 million, mixed-use, office/hotel project called Chandler Echelon is planned for the southwestern corner of Price Road and the Santan Freeway just south of Chandler Fashion Center. The project, which will cover 20 acres, will have two Marriott hotels in one six-story building, two multistory office buildings, a four-story parking garage, and banks, restaurants and retail shops. Phase I of the office product will consist of a 4-story, ±180,000 SF Class "A" building that is anticipated to break ground later in the 3rd quarter of this year. The developer is Scottsdale-based Lees Mayfield Associates.
